Opportunities for Paper REITs with Investments in Bricks
The current trend of declining interest rates and slowing inflation is leading paper real estate funds to consider equity strategies as an alternative to boost returns. To explore this approach, we conducted a theoretical study comparing the long-term performance of pure paper REITs and those that also invest in development/equity. The study indicates that, after the equity investments mature, the funds that diversify part of their portfolio with these operations outperform those focused solely on fixed-income assets, resulting in a higher long-term dividend yield.

Occupancy Diagnosis in the State of São Paulo – Sectors and Regions
We analyzed the formation of sectoral clusters in the occupancy of logistics condominiums in the state of São Paulo, identifying operational patterns. The study showed that the logistics warehouses closest to the capital concentrate companies focused on the storage and distribution of products intended for more immediate consumption, while the more distant submarkets tend to concentrate sectors such as durable goods. The maps presented in the report highlight the submarkets where these sectors occupy the largest leased areas.
More Apartments than Houses? Verticalization in the City of São Paulo
This study examines the level of verticalization in the city of São Paulo compared to other capitals. Although it is the largest capital in the country in both economic and population terms, its level of verticalization is in the mid-range. The study also identifies greater verticalization in areas with higher household income. Additionally, it consolidates laser mapping data of the city to characterize building heights. The map presented in the report highlights major differences between neighborhoods.
